Resumen :	La Casona Universitaria se encuentra ubicada en el casco histórico de la ciudad de Guaranda, perteneciendo al patrimonio cultural arquitectónico del cantón, la cual fue construida en el año 1855. La estructura física de la edificación de la Casona Universitaria, presenta vulnerabilidades físicas y estructurales debido al impacto de los años que deben ser estudiadas con el fin de salvaguardar la vida de las personas y la infraestructura. Ante tal necesidad, se desarrolló la investigación con el objetivo de evaluar el nivel de vulnerabilidad física - estructural de la edificación denominada Casona Universitaria. El estudio se realizó empleando la metodología de tipo cuantitativa, no experimental de campo, recopilando la información por medio de una ficha de caracterización para recoger la información necesaria para el modelamiento y establecimiento de los niveles de vulnerabilidad física y estructural. Como resultados se obtuvo que a nivel estructural la Casona Universitaria presentaba fisuras importantes en las paredes, daño en las vigas y falta de soporte, por lo que se encuentra vulnerable estructuralmente ante sismos. Con relación a la vulnerabilidad ante incendios se determinó que en las aulas y en la empresa pública Proservi – UEB - EP había riesgo no aceptable. Como conclusión se obtuvo que para reducir la vulnerabilidad física y estructural que se identificó en la edificación de la Casona Universitaria, es necesario el reforzamiento general de la estructura, por enchapado, mejora en la mampostería, remplazo de pilares, entre otros, además de la necesidad de realizar un estudio para generar medidas para reducción de riesgos ante incendios. Descripción :	The Casona Universitaria is located in the historic center of the city of Guaranda, belonging to the architectural cultural heritage of the canton, which was built in the year 1855. The physical structure of the Casona Universitaria building presents physical and structural vulnerabilities due to the impact of the years that should be studied in order to safeguard the lives of people and infrastructure. In view of this need, the research was developed with the objective of evaluating the level of physical and structural vulnerability of the building known as Casona Universitaria. The study was carried out using a quantitative, non-experimental field methodology, gathering information by means of a characterization sheet to collect the necessary information for modeling and establishing the levels of physical and structural vulnerability. The results showed that at the structural level the house had significant cracks in the walls, damage to the beams and lack of support, making it structurally vulnerable to earthquakes. With regard to vulnerability to fire, it was determined that the classrooms and the public company Proservi – UEB - EP were at unacceptable risk. In conclusion, it was found that in order to reduce the physical and structural vulnerability identified in the Casona Universitaria building, it is necessary to reinforce the structure in general, by plating, improving the masonry, replacing pillars, among others, as well as the need to carry out a study to generate measures for fire risk reduction.
